Traditional commercial loans typically offer a fixed interest rate for three to five years, with the loan then renewed and a new interest rate established at maturity. However, a valid concern for many businesses is that the interest rate for a commercial loan may be higher when the loan matures.

There may be another solution. By partnering with a financial institution, like Lake Ridge Bank, can help your business secure a commercial loan with a fixed interest rate for up to 25 years. These long-term commercial loans may be especially attractive for businesses looking for more predictable financing over time due to the following reasons:

  • Interest rates may change over the life of a business loan.
  • The yield curve may create opportunities where a longer-term loan is competitive with, or in some cases lower than, a short-term loan or variable interest rate option.
  • Most of these transactions are used to finance commercial real estate with standard loan-to-value ratio guidelines, but other long-term assets may also be eligible.

Key Benefits of Long-Term Commercial Loans

Typically, banks provide long-term loan options via an interest rate swap, which falls under the guidance of the International Swaps and Derivatives Association, or ISDA. Lake Ridge Bank long-term loans offer some distinct advantages over traditional ISDA swaps:

  1. Rate Portability: If the underlying property collateral is sold before the loan matures, the borrower can choose to apply the existing long-term interest rate to a different property or even blend it into a larger new loan facility.
  2. Loan Assumability: Subject to Lake Ridge Bank underwriting approval, if the underlying real estate collateral is sold prior to maturity and the buyer perceives value in the existing loan terms, the buyer can assume the interest rate for the remaining term.
  3. Interest Rate Lock-In: Long-term fixed interest rates can be locked on day one of a construction loan, and lengthy interest-only payment periods are available.
  4. Minimum Documentation: Lake Ridge Bank long-term loans follow the standard closing process, documents, and ongoing servicing. A short provision is added to our standard commercial mortgage document explaining the role of the financial intermediary. An easily understood rate conversion agreement is signed to lock in the long-term fixed interest rate and includes possible prepayment scenarios. All ongoing payments and interactions are with Lake Ridge Bank.

Why the Interest Rate for a Commercial Loan Is Not the Only Factor

When comparing commercial loan options, it is natural to focus on the rate. But the interest rate for a commercial loan is only one part of the decision. The structure of the loan can be just as important, especially for businesses making long-term plans.

Borrowers should also consider prepayment terms, renewal risk, loan term, amortization schedule, repayment schedule, servicing, and how well the loan aligns with their cash flow needs. For example, some fixed-rate commercial loans may include prepayment structures such as yield maintenance or defeasance, which can make it more expensive to refinance or sell a property before the term ends.

The best loan is not always the one with the lowest starting rate. It is the one that supports the business over time, fits the borrower’s risk tolerance, and gives the owner a clearer plan for managing future costs.

How Long Are Commercial Loans for Business Planning?

Traditional commercial loans often have fixed-rate periods of three to five years, even if the overall amortization period is longer. That means business borrowers may need to renew the loan and reset the rate when the term matures.

Lake Ridge Bank’s long-term fixed-rate commercial loan program may provide terms with a fixed interest rate for up to 25 years. This can help businesses manage long-term planning, reduce interest rate uncertainty, and better align the repayment period with the useful life of the asset being financed.

How Long Are Commercial Property Loans Usually?

For many businesses, commercial real estate financing is one of the most important long-term borrowing decisions they will make, whether for property acquisition or refinancing. Most of these long-term transactions are used to finance commercial property with standard loan-to-value guidelines, though other long-term assets may also be eligible.

So, how long are commercial property loans? While many traditional commercial property loans require a rate reset after a shorter fixed period, Lake Ridge Bank may be able to help qualified borrowers secure long-term commercial property financing with a fixed interest rate for up to 25 years.

Why Loan Term and Amortization Matter for Borrowers

One area borrowers sometimes overlook is the difference between the loan term and the amortization schedule. A commercial loan may amortize over 25 years, but that does not always mean the loan maturity extends 25 years. In many traditional commercial lending structures, the loan may mature in five, seven, or 10 years, requiring the borrower to refinance, renew the loan, or prepare for a balloon payment at that time.

That distinction becomes especially important in uncertain rate environments. A lower rate today may look attractive, but if the loan matures during a higher-rate cycle, the borrower could face higher payments later. That renewal risk is one reason long-term commercial loans may be worth considering for businesses that want more predictable financing over time.

What Happens When a Commercial Loan Comes Due in a Higher-Rate Environment?

For many business owners, the biggest concern when a commercial loan matures is cash flow. If a business secured financing several years ago at a lower rate, refinancing in a higher-rate environment can create real payment shock.

The conversation often starts with practical questions: How much will my payment increase? Will I need to bring additional cash to closing? Will the new rate strain my business’s monthly cash flow?

What borrowers are really looking for is predictability. Many businesses build long-term plans around stable occupancy costs or debt service expenses. A sudden jump in rates can disrupt budgeting, profitability, and future investment decisions.

For owner-occupied commercial real estate borrowers, the conversation can feel even more personal. The property may be the place where they have built their business, served customers, and invested years of work. In this case, refinancing is not just a transaction, but something that feels closely tied to the future stability of the company.

Prepayment Options for Long Term Corporate Loans

“Make whole” prepayment calculations and possible scenarios are clearly defined and portrayed before the initial closing. Partial prepayments are permitted but must be at least $100,000 and will be subject to those prepayment calculations. In addition to the previously mentioned rate portability and loan assumability, additional prepayment options include:

  • Borrower receives a prepayment fee if rates have increased from the date of closing.
  • Borrower pays a fee if rates have decreased from the date of closing.

Minimum Requirements for Long-Term Commercial Loans

The basic borrower qualification requirements and underwriting criteria for a Lake Ridge Bank long-term loan include:

  • Minimum loan amount of $750,000.
  • Standard loan-to-value guidelines, meaning the bank will finance up to 75% to 80% of the total project cost.
  • Borrowers, such as businesses, must demonstrate borrower creditworthiness through a minimum net worth of $1 million based on GAAP without adjustment, including both hard and soft assets, or the owner(s) of the borrower must demonstrate a minimum net worth of $1 million.
  • A standard stabilized minimum project debt service coverage ratio of 1.20X, with projected and global cash flow potentially used as evidence.

While long-term corporate loans and commercial real estate loans are not new, the right loan structure can be especially appealing for businesses that want predictable payments, longer-term planning, and protection against future rate changes.
